Is it possible to transfer my home equity loan balance ( $ 10,000 at 8.25%APR) thru my bank to a credit card with a lower APR ( state a Balance Transfer Card at 1.9 % APR for 18 months). My Bank states NO….not without a cash transfer. Why not? I have excellent credit and this would save me from paying interest for a year and a half. By then, nearly all of the $ 10,000 would be paid too ( I put in about $ 700 a month). Any advice?

If you make extra payments, is it superior to pay toward mortgage or a home equity loan?
I’m guessing this varies based on the loan details, but generally speaking, if you make extra payments, is it superior to target the mortgage (30 yr. fixed, 80% of buy amount) or a home equity loan (15yr interest only, roughly 20% of buy amount)
Just to make sure the question is clear…which is superior to do (as far as which makes superior financial sense)? Apply the extra toward the mortgage or apply the extra toward the home equity loan? If I can only apply extra payment toward one or the other.

I have a home equity loan, which is going into forclosure. I started looking at the original loan papers and the Texas Constitution’s articles about mortgages, trust deeds, leins, ect. In the constitution, it states that both celebrations (lender and borrower) must concur with a fair market value of the homestead. I found the fair market statement and I was the only celebration to sign it. Would that make my loan null?

My parents recently signed the deed of their home over to me with a Life Estate clause added to it so that they will still have a place to live. The intentions were for me to get a home equity loan in order to make some much needed renovations to the house, including a handicapped suite for the both of them to make them more comfortable. However, everyone with whom I have spoken has told me that with the life estate clause on the deed, it is impossible for me to secure a home equity or other type of loan, even if my parents cosign since they are the beneficiaries of the life estate. How does home equity loan qualification works? My home is worth around $ 300,000 – $ 340,000 and my mortgage balance on it is around $ 140,000 with payments at roughly $ 2200.
What if I want to qualify for home equity loan or home equity line of credit state for 100.000 grand. How does the whole qualification thing works? What do lenders look at, how they decide?
Would appreciate any help. Helpful links are good too if you know any resources!
