So you need a laywer to force her to sell it. Otherwise that house will always show up on your credit as a debt you owe no matter what. Then if she is late or stops paying on the mortgage, it will show up as late on your credit too. That will just release any rights you have to the house, but will not get you out of responsibility for the mortgage.
